Over the past two and a half years Colin Buchanan has been instructed by Telereal Trillium to undertake development planning work on brownfield sites located in Bath, Braintree, Cambridge, Cardiff, Cambridge, Cheltenham and Southend.

These sites usually contain offices which are either in partial occupation or are vacant, and are generally located in town centre or edge of centre locations.

CB have undertaken a wide range of site promotional activities. Tasks involve development appraisals, which consider planning, design and transportation policies. This is then used to identify issues and impacts, for different future land uses, including housing, employment and commercial activities such as retail or hotel development. This well-balanced approach ensures development options are sustainable and meet local needs. These reports also include key actions which explain how a site might be taken forward through the development process. In addition, where relevant, we have contact local planning authorities to discuss potential development opportunities with planning officers. This helps ensure that our recommendations are both deliverable and sustainable.

Given local circumstances and the client’s development aspirations, once opportunities have been commercially valued, we produce a forward work programme for the continuation of site promotional activities. Our initial studies are then used to inform representations to emerging local and regional planning documents, as part of Local Development Frameworks and Regional Spatial Strategies. In some cases, further work, including preparing planning applications, is undertaken.
